Build-to-Rent, Stadium Drive
Sentinel Australia, the Australian arm of leading American real estate investment management firm Sentinel Real Estate, has received development approval for a new build-to-rent development in Robina on Queensland¡¯s Gold Coast. Located on a 1.4-hectare (3.5-acre) site, the project includes 300 residential units across two eight-story towers, linked by a landscaped podium level featuring resident amenities such as a pool, amphitheatre, and communal terrace.
The development has been assessed and is on track to receive a 5 Star Green Star rating, representing Australian excellence in better, healthier and more responsible buildings. This project incorporates sustainability-focused design initiatives that have been embedded through a collaborative design process.
The design considers structural and finish materials which have lower environmental impact, and climate adaptation measures identified through risk analysis. It also prioritizes significant reductions in both upfront and life cycle carbon emissions, improved energy performance, and an all-electric energy strategy supported by a commitment to renewable sourcing. The landscape design promotes biodiversity, with over 15% of the site dedicated to planting, more than 60% of which is indigenous.
We also provided acoustic services to support the planning and design of comfortable residential spaces. Given the site¡¯s proximity to CBUS Super Stadium, our team undertook attended measurements during events and conducted a detailed noise intrusion assessment. The findings informed suitable fa?ade treatments that address potential event-related noise impacts and support alignment with relevant Green Star acoustic criteria
